We’re keeping the streak going this year! This past Saturday, we were honored with the PRISM Award for Houston’s Best Whole Home Renovation. This award is presented by the Greater Houston Builders Association, one of the largest builders associations in the country and THE largest in Texas.Prism Award for Houstons Best Whole Home Renovation -PHOTO 2

sims - before and after River Oaks Historic RenoOriginally built in 1939, this 7,704 SF home in Houston’s coveted River Oaks neighborhood was in desperate need of some TLC. The home’s exterior was completely reimagined, redesigned, and rebuilt, in part to update the aesthetic of the home but also to remove deficient front and rear balconies. At the front entry, original columns, steps, and railings were removed and a sleek cast stone entry was custom-designed and installed. Along the rear of the home, original bay windows were replaced by an expansive steel door and window system to marry the indoors to the outdoors.

Key spaces throughout the interior of the home were reconfigured, including the front living room, family room, kitchen, wine room, third-floor attic, garage apartment, and two primary bedroom suites. Cosmetic updates were made to all other areas as well. While several historic elements of the home were thoughtfully restored (windows, stair treads, and handrails), many others needed to be replaced and modernized in order to create a high-performing and healthy home again (mechanical systems, roof, insulation, flooring, cabinetry, finishes). Overall, the transformation of this historic home was truly remarkable.
